ARCHITECTURAL FEATURES, DETAILS, AND COLORS:

REAR LOADED SITE PLANS:

  • Rear loaded lots are 45' (min.) width and 110' (min.) deep
  • Site house to provide area for drainage and grading
  • Place drainage pipe as needed under drive to allow for site drainage
  • Corner lots are encouraged to have units with wrap-around porches
  • Landscape materials are to be hardy materials and law maintenance. Small flowing trees such as dogwood, redbud, cherry and crepe myrtle are encouraged. Shade trees are to be river birch, maple, oak, etc. Upright evergreen trees are to be foster holly, savannah holly, or other approved plant materials.
  • Lots at corners are to have parking areas screened by evergreen plant materials.
  • Pie-shaped lots are to have a front or rear setback at 45'

FRONT LOADED SITE PLANS:

  • Lots a minimum of 45' - 50' wide and 11' deep
  • House to be located to provide drive access to side and rear yard
  • Driveways at adjoining lot lines are discouraged
  • Driveways at corner lots are to be opposite of corner
